QUALIFIED AGENTS

Although your real estate agent may be able to find a tenant for you, they are not allowed to collect any rent or do an move-in inspection for you unless they are also licensed in Rental Property Management. Therefore, you should always identify that the hired professional is qualified to conduct the business when looking for some help in your rental business.

Not many property management company will provide you with a customzied rent report for you in order to have data-driven assessment on the rental rates, but we pride ourselves in that we do offer this for our clients.

YOUR PROPERTY, YOUR CHOICE 

You can choose to have tenant placement service only if you prefer to actively manage your own rental properties. We will ensure that only qualified renters are approved to be your new tenants. Our tenancy agreement is well crafted and has all the mandatory terms as required by the Residential Tenancy Act. We do not use the standard rental agreement from Residential Tenancy Board.

 

On the other hand, you can choose to have us manage your rental properties. Rest assure that we have a team of rental professionals who can be there for you to take on any challenges you may have in being a landlord. We use leading property management software to make communication easy and always available for owners.

RENT REPORT

Whether you require leasing service only or full-service property management, we will start with a data-driven customized rent report for you. This report analyzes rental rates in the neighbourhood of your rental property with real data and illustrates trends. We will discuss strategies for renting out your investment properties effectively with you to determine the asking rent.

TENANT PLACEMENT

Our service fee for finding you a qualified tenant covers taking photos, writing ad copy, placing ads on multiple platforms, showings, screening tenants, signing lease, and collect deposits. You will only be invoiced when we find you new tenants and payment is due only after deposits are given to you. We are licensed to collect the first month's rent from the tenant on your behalf.

Property Management

Our full-service property management service is comprehevsive. We have a team of property managers to provide premium quality services that include online portals for owners, monthly statements, and two property visits in a year. As an addition to the basic services, we can submit non-resident withholding taxes to CRA and provide other personal accounting services.
